Mitsui Fudosan Expands Taiwan Footprint With New Mall, Semiconductor Plans

Japanese developer aims to leverage TSMC's Japan presence while opening third shopping center in Taiwan next year

Mitsui Fudosan Co. is deepening its Taiwan strategy on two fronts, opening a new shopping mall in Taipei while simultaneously working to support Taiwanese semiconductor firms expanding into Japan.

The Japanese real estate developer just opened its second LaLaport mall in Taiwan’s capital, with approximately one-third of the 200-plus tenants being Japanese brands. Many, including supermarket chain Lopia, are making their first entry into the Taiwanese market.

“Taiwan is very Japan-friendly and has a high affinity for Japanese brands,” Mitsui Fudosan President Takashi Ueda said at Thursday’s opening ceremony, which drew large crowds. A third LaLaport location is scheduled to open in Taiwan next year, with tenant count at the Nangang location expected to reach 300 by then.

On the semiconductor front, Mitsui Fudosan is developing a large company town near Taiwan Semiconductor Manufacturing Co.’s fabrication plants in Kumamoto prefecture. TSMC began mass production at its first Japanese facility last year and plans to open a second in 2027.

The developer is also considering building a science park near TSMC’s fabs, having signed partnership agreements with Taiwan’s National Yang Ming Chiao Tung University and the Industrial Technology Research Institute. Both institutions have facilities in Hsinchu’s science park, often called Taiwan’s Silicon Valley.

The company will also collaborate with CTBC Financial Holding, which is developing the complex housing the new LaLaport, to attract Taiwanese businesses to Japan.
