Uni-President Enterprises Corp. has acquired an office building in Taipei’s Neihu Technology Park for NT$4.3 billion ($135 million), marking a significant commercial real estate transaction in Taiwan’s capital.
The convenience store operator purchased one of three buildings in the “V-PARK” complex from Pao Feng Lung Group, owned by Tsai Chen-yu. The property traded at NT$540,000 ($17,000) per ping (3.3 square meters), representing a 30% value increase since Pao Feng Lung acquired the entire complex in 2012.
Industry analysts believe the acquisition aligns with Uni-President’s expanding digital commerce strategy. The company has recently made several tech-focused investments, including acquiring Yahoo Taiwan’s e-commerce business and becoming the largest shareholder in PChome, one of Taiwan’s leading online retailers.
The purchase may also address office space needs following Uni-President’s acquisition of Carrefour Taiwan, whose approximately 900 employees currently work from offices in Taipei’s Beitou district.
“Neihu has always been a benchmark in the commercial office market,” said Huang Shu-wei, director at Colliers International Taiwan. He noted that high-tech industry investments have driven up prices in the area, making properties in the West Lake section particularly scarce.
